This person will be responsible for personally executing the leasing work, surplus property dispositions, and other assigned duties in an assigned area within Existing Restaurants. As such, this individual will:
- Execute existing restaurant leasing strategy(s).
- Develop leasing expertise relative for all Chick-fil-A concept types (including FSUs, malls, in lines and in the future other location types).
- Develop leasing strategies for all concept types that are consistent with stated Restaurant Development department wide goals and strategies, globally and by market.
- Continuously improve leasing processes and available tools.
- Gather necessary due diligence, creating property-specific lease strategies, negotiating financial and other lease terms with landlords, and managing the renewal process through lease execution.
- Partner with colleagues in other areas of Restaurant Development to develop individual reinvestment scopes and budgets for locations not within the Strategic Reinvestment’s purview.
- Help develop and implement a proactive communication plan with Operators, Business Consultants, and other stakeholders relative to leasing.
- Support other existing restaurant initiatives, such as portfolio-level lease form analyses, lease template renegotiation, tests and rollouts, and other macro focused opportunities to improve the overall real estate for Corporate and individual Operators.
- Evaluate the feasibility of developing landlord-specific portfolio strategies, developing same and then implementing the strategies at the team level.
- Develop, maintain, and improve industry relationships.
- Manage and execute the surplus disposition strategy for assigned area.
As of the date of this posting, a good faith estimate of the current pay scale for this position is $ 350,000 - $ 370,000. This pay scale takes into account a wide range of business factors and may change over time.
